Service Options: 
 
BACK OFFICE MANAGEMENT INITIAL SET UP. 
 
£220 per property Set up fee Payable on the first months rent being received, this includes, Advertising the property/ properties, Viewings, Tenancy Agreement, Moving the Tenant into the property, Reference Checks, Inventory. This will only become enforceable if agent has to do a full set up due to the property/room/ flat being vacant. 
 
BACK OFFICE MANAGEMENT FEE 10% 
 
Back Office management is the same as full property management other than the rent goes straight from tenant to Landlord placing you the Landlord in control of your rental income. All other areas will be covered from advertising the property, maintenance requests to property inspections giving you peace of mind throughout your journey with us. 
 
MANAGEMENT TAKE OVER 
 
Standard management take over with existing tenants in situ is £100.00 per property this will include any prescribed documents missing and a new tenancy with the existing tenants shall be served 2 days prior to the resignation of their tenancy, with a free property appraisal. 
 
The Landlord Collects the Rents but pays the Facilitator 10% of the value of the rents PCM. No VAT is added on any of the rental income regardless of if rent has come in, plus any services provided below.

ADDITIONAL OPTIONAL & NON-OPTIONAL LANDLORDS FEES & CHARGES 
 
Deposit Registration Fee Per Annum £30.00 
Register Landlord and tenant details and protect the security deposit with a government authorised scheme. 
Provide the tenants with the Deposit Certificate and prescribed information with 30 days of the start of the tenancy. 
 
ADDITIONAL PROPERTY INSPECTIONS PER REQUEST INCLUDED 
 
To attend for a specific request from the landlord or a from a neighbour dispute or a related maintenance issue. £75.00

CANCELLATION 
 
If you choose to terminate our contract prior to the agreed end date of each tenancy, Coast & County reserves the right to bill the client for the full management fee until the end of the tenancy agreement. 
 
In cases where tenancies are on a periodic basis, the client must provide a three-month notice of termination, beginning from the tenancy's commencement date. Any outstanding invoices from contractors will be the responsibility of the landlord and will be forwarded accordingly. 
 
Regarding deposits held with The DPS, landlords are required to open a DPS account in their own name or company name. This will enable us to facilitate the transfer of all lodged deposits. If, however, you prefer for us to retain the deposit in our DPS account, there will be a monthly fee of £35 per property.
